The loss of a loved one is never easy. Handling their estate and final affairs, particularly if the estate involves a home or property, can be event more difficult.

While any real estate transaction must be handled with a unique approach, this is especially true for probate real estate listings. Every estate has differing conditions - the amount of estate assets, condition of the property, family member dynamics.

We’re happy to offer that unique approach, and provide professional insight and analysis into the varying options.

Our Process for Probate Listings

Most individuals, fortunately, are handling estates for the first time - but that leads to may questions on how the process works.

We’re happy to provide a professional & complementary process to help members of an estate evaluate the property or properties in question.

Discussion with Executor or Administrator

We want to understand the situation, the needs of family and estate. If the situation applies, we can point to resources including the County Surrogate, Estate Attorneys, and Appraisers.

Walkthrough of Property

With the Estate needs in mind, we take a tour of the property in the estate, to understand the present condition and situation surrounding the home itself.

Professional Analysis of Options

Given the information on the estate’s situation as well as the property circumstances, we’re happy to provide several options on how to proceed.

This may include the sale or transfer of the property to a family member, selling the property in it’s present condition, making moderate to full repairs to the property before sale, or referral to other resources if the home value won’t cover the estates financial obligations.

Review & Discussion of Options

After the professional analysis, we have a conversation with the Executor/Administrator and relevant family members to determine the best course forward.

This includes evaluating the ideal timelines and estimated net proceeds to the estate.

Sale Options

In our evaluation of real property held by estates, we recommend all possible options.

Identifying “Most Likely Buyer” informs us, and the estate, on the best approach to market and sell the home. Likely buyers may include:

  • New Homeowners

  • New Homeowners looking to make cosmetic updates to the home

  • Investors, willing to do light to heavy renovation.

  • Listing the home:

    • in it’s present condition

    • After light or heavy clean out

    • After light to moderate repairs

    • Listing the home after renovation

  • Non-Listing Situations

    • Transfer of the property to family member

    • Handing keys & deed to mortgage or lien holder (after attorney consultation).

  • Options to Market the home

    • Publicly, through the Multiple Listing Service (MLS) for maximum exposure

    • Exclusively, for more private sales

    • Via Express Offers, to Institutional Buyers "(ibuyers), for quickest sale
